There are lots of people who can go through a house and give verbal opinions. Some of these people might be former or current builders. But, the report which counts, is a written report from an established firm, which has carried out proper checks including under the floor and in the ceiling cavity. A verbal report from a friend or a “friend of a friend” does not provide you with any recourse if big problems are discovered later on.
